Meetings with Staff
City staff or the Brainerd Lakes Area Development Corporation (BLADC) staff are available to provide information on the park and BLADC staff have the required materials to be completed by the prospects before further consideration by the Baxter Industrial Park Commission. Prospects must complete the Industrial Park Business Inventory Checklist and match their use to the Park’s Mission Statement.

Meetings/Prospect Information
The Commission meets monthly at Baxter City Hall. Any prospect may attend the Commission meeting to get further information. It is advisable to schedule an appointment through City staff.
Consideration for Purchase
Once a prospect has compiled all information on the Industrial Park Business Inventory Checklist, the prospect is ready to meet with the Commission concerning purchase of property in the park. Again, it is advisable to schedule an appointment. The Commission acts on a “first come-first served” basis and will only consider a prospect with a complete development proposal. If at the same meeting multiple parties have complete proposals, and are interested in the same parcel, it is the Commission’s discretion to decide which party will purchase the property. The Commission will then make its recommendation to the City Council.
City Council Consideration
The City Council will take final action on all sales recommended by the Commission. This usually occurs at the first regular meeting following the commission meeting. Prospects should attend this meeting in case the Council requires further information.
Other Requirements
1. Land costs, assessments, and all closing costs (including abstract and legal) are due and payable on date of closing. On a case-by-case basis, the Baxter Industrial Park Commission will consider making a recommendation to the city council for a company to pay the assessments over time.
2. The Commission will require landscaping and tree planting to insure that the development has a positive appearance and to maintain a “north woods” look to the Park. Plans shall follow Baxter zoning, landscaping and screening requirements.
Lots that are sold in an unimproved status may be subject to an assessment agreement.
Purchasers must start construction within one year of date of purchase of property (closing date) and the building and site improvement must be completed within one year from that start date. (Date Bldg. permit is issued) (This will be a covenant on the deed)
